Question: Thinking of converting garage space into an office, worth it?
i have a 2 bed 1 bath house with a double garage which has an add on. i am thinking of converting the add on part of the garage into a home office, i will insulate, dry wall, carpet, add a new exterior door. my question is do you think this would add any value when i sell the house? if so any idea how much? thanks in advance

1. Call it an additional bedroom you are using for an office. Bedroom always add value.

No you would be better off converting it to a workroom. Either as agarden shed or a woodworking area. Remember you cannot use the area as anything but your workspace to deduct the area on your taxes. You cannot deduct the upgrade costs, only the square footage used.
To improve your homes value the best improvements are bathroom and then kitchen

worked for one of my fave humor writers, Erma Bombeck. Quite a few writers have accessed that useless garage space (I mean, what is more important, a place to store old skis and nuts and nails,, or a place to do your creative life work?) When we were looking at houses last year we saw a nice example of a home with an office on it– it was very spacious, bright, and pleasant…. I liked it better than the rest of the home. I also had a friend who had a family room in her garage and had cut out the wall in the loft kitchen so she could overlook the area…. it was so cool (she was a decorator). I’m not really sure how much value it would add to your house…. I guess it depends on how much garage is left over because it does seem that people want their garages.

dont call it a bedroom because u will have to get a permit and then this could change ur septic tank usage and/or cost u more for the permit……call it an office to stay clear of that headache…anytime u increase ur heated sq ft in a house ur adding value….u can figure about $ 120.00 per sq ft in added value…….
